TPO earned its takeover of flat roofing. Installation is where it is won or lost.

TPO, thermoplastic polyolefin, is a tough single-ply membrane that has become the go-to for flat and low-slope roofs, and the reasons hold up: it is bright white and reflective, so it bounces Florida sun instead of soaking it into the building. It is light, roughly a tenth the weight of old gravel built-up roofs. And its seams are hot-air welded into a single monolithic sheet rather than glued.

Those welded seams are the whole story. Done right, the seam is stronger than the membrane around it. Done wrong, by a crew that bought a welder last month, the seams are where the roof fails in year three. We invested in learning TPO properly when it was taking off, and our installs reflect that.

What the white membrane actually buys you.

The benefits are practical, and in Florida they compound.

  • Reflectivity. White TPO bounces solar heat, easing cooling loads all summer.
  • Welded seams. Hot-air welds fuse sheets into one membrane, no glue lines to age out.
  • Light weight. Around 40 pounds per square versus hundreds for gravel systems.
  • Puncture toughness. A formidable sheet that resists tears and roof-traffic wear.
  • Chemical and UV resistance. Formulated for exactly the exposure a Florida roof gets.
  • Clean installs over prep. Often installed over a properly prepared existing roof, saving tear-off.

Where TPO fits, and where it does not.

TPO is our usual recommendation for flat commercial roofs, for apartment and office buildings, and for the low-slope sections of manufactured homes, especially anywhere cooling costs matter. If your building still wears aging gravel or tar, the upgrade case is strong: less weight, better reflectivity, and seams that are actually sealed.

It is not automatically the answer everywhere. Roofs with heavy equipment traffic sometimes justify modified bitumen’s multi-layer armor. Buildings where movement and thermal cycling dominate can favor EPDM’s elasticity. A sound existing membrane may want a coating, at a fraction of the cost.

How long does a TPO roof last?

Properly installed and maintained, 20 to 30 years is a fair expectation in Florida, and thicker membranes with sound drainage reach the high end. The variables that matter most are seam quality on day one and whether small punctures get repaired promptly.

Will TPO lower my cooling bills?

It usually helps, sometimes noticeably. White reflective membrane keeps the roof surface dramatically cooler than dark surfaces, which reduces the heat load your air conditioning fights all summer. Buildings switching from dark gravel or bitumen see the biggest difference.

Can TPO go over my existing roof?

Sometimes. When the existing roof is dry and sound, TPO can be installed over a preparation layer, saving tear-off cost and disruption. When moisture is trapped in the old system, covering it seals the problem in. A moisture check tells us which roof you have.

Is TPO good for manufactured homes?

Excellent, and we install it on them regularly. The low-slope sections of manufactured homes are exactly the duty TPO is built for: light weight the structure appreciates, reflectivity that cools the home, and welded seams where old metal roofs endlessly leaked.

How do TPO repairs work?

Cleanly, which is one of TPO’s virtues. Punctures and failed seams are heat-welded with matching membrane, restoring the monolithic seal. We repair TPO installed by anyone, and a small repair done promptly is the cheapest roof work you will ever buy.
