Roof inspection view across an asphalt shingle roof in Bushnell, FL

A free, honest look at what your roof is really doing.

Every layer checked and photographed, findings explained in plain English, and zero pressure afterward. If your roof is fine, we will be the first to say so.

The cheapest roof work you will ever buy is finding the problem early.

Florida is brutal on roofs. Sun, humidity, summer thunderstorms and hurricane season all age a roof faster here than almost anywhere in the country. A roof that looks fine from the driveway can be hiding lifted shingles, cracked sealant, soft decking and storm bruises you simply cannot see from the ground.

Our inspection covers the full system: shingles or panels, flashing at every chimney, vent and valley, pipe boots and penetrations, the decking underfoot, and the attic side where we can reach it, looking for stains, daylight and trapped moisture. Everything gets photographed.

You get a written summary with the photos and a plain-English explanation of where your roof stands. If it is sound, we say so and note what to watch. If something needs attention, we explain exactly what and why, and the decision stays entirely yours. No scare tactics, no countdown-timer discounts. Our 4.9-star rating exists because of how these visits go.

When to book one

Four inspections, four different jobs.

We match the inspection to what you actually need it for.

  • Annual checkup. The routine look that catches small problems while they are still cheap.
  • Pre-purchase inspection. A clear-eyed read on a roof before you close on the house.
  • Storm and insurance documentation. Damage recorded the way carriers expect, photos included.
  • Post-repair verification. Confirming a past repair is holding and the roof around it is sound.
  • Pre-listing inspection. A clean report that reassures buyers and helps the sale move.
  • End-of-life assessment. An honest read on how many years your roof realistically has left.

How long roofs actually last around here.

In Central Florida heat and storms, three-tab shingles realistically run 12 to 18 years, architectural shingles 20 to 30, and metal 40 to 70. Those numbers assume a decent install and a little routine care. Salt air, shade mold and repeated storm seasons can pull any of them down.

That is why we suggest a look every one to two years for shingle roofs, yearly for anything past its fifteenth birthday, and after any storm that made the local news. The inspection is free, so the only thing a skipped year saves you is the knowledge.

If you are buying or selling, treat the roof as the five-figure line item it is. A general home inspection rarely gets into the roofing detail that matters. Ours does, and the report is written so you can hand it straight to a buyer, seller or agent.

We handle roof inspections across our whole Central Florida range: Bushnell · Webster · The Villages · Leesburg · Silver Lake · Clermont · Citrus Hills · Spring Hill · and the surrounding counties. Not sure you are in range? Check the coverage map or just call.

The Tippy Top standard

How every roof inspections project runs, no exceptions.

These are not marketing promises. They are the operating habits that built a 4.9-star reputation across Sumter County, and they travel with the crew to every job we take.

  • Licensed and insured in Florida. A fully licensed roofing contractor carrying complete liability and workers’ comp coverage on every job, every day.
  • 10-year workmanship warranty. Our own labor guarantee on every new roof and re-roof install, sitting on top of the manufacturer’s material coverage, registered in writing before we call anything done.
  • Permits and inspections. Every qualifying job is permitted in your name and signed off by a county inspector, so your roof is on record where it counts.
  • Written line-item quotes. You see the number, the materials and the timeline before work starts, and what we quote is what you pay.
  • Owner involvement. The owner is involved in every project, and one lead runs your job from the first call to the final walkthrough.
  • A clean site, every evening. Landscaping protected, debris hauled, and magnetic nail sweeps across the yard and driveway before we leave.

Roof Inspections questions, answered straight.

Is the roof inspection really free?

Yes. No charge, no obligation, and no salesman waiting in the truck. We inspect, photograph, and explain. If work is worth doing we will quote it in writing, and if it is not, we will tell you the roof is fine and see you in a year or two.

How long does an inspection take?

Usually under an hour for a typical single-family home. Larger homes, steep pitches, or an attic crawl add some time. You are welcome to walk the ground with us and see everything we see through the photos.

What do you actually check?

Shingles or panels for cracking, curling, lifting and granule loss. Flashing at chimneys, vents, skylights and valleys. Pipe boots and seals. Decking for soft spots and sag. Gutters and drainage. And the attic side where accessible, for stains, daylight and moisture.

Should I get an inspection after a storm even if nothing looks wrong?

Yes, if the storm was severe. Wind damage often starts as broken adhesive seals you cannot see from the ground, and insurance claims have deadlines. A documented inspection right after the storm protects your claim window either way.

Do you inspect roofs on homes I am thinking about buying?

All the time. A pre-purchase roof inspection tells you whether you are inheriting years of quiet service or a five-figure surprise, and it is a strong negotiating card either way. We can usually work within your closing timeline.
