Villages roof replacement, done to the rulebook and the wind code.
Full tear-off to the deck, profiles and colors your architectural review will recognize, permits pulled in your name. We run from Bushnell, a short haul down 301, so we are close enough to come back if you ever need us.
Roof Replacement · The Villages
Whole streets went up together here, and now whole streets are aging out together.
What makes a replacement here different from one out in the county is the layer that sits on top of the construction: deed compliance. Architectural standards govern what your roof is allowed to look like, and they cover color and profile. They also are not identical from one neighborhood to the next. We will show you what typically passes and hand you the product documentation, but the last word belongs to your district office, so confirm the specifics there before you sign anything. We are roofers, not your legal department.
Everything else is the same standard we bring anywhere: a full tear-off to the bare deck, every sheet inspected and replaced where it is soft, new underlayment, flashing, drip edge and ventilation, built to current Florida wind requirements for the county your address falls in.
Signs it is time
What usually brings a Villages homeowner to this page.
Any one of these on its own might not mean replacement. Two or three together usually do.
- Your roof is fifteen to twenty five years old. The working life of shingle in this sun, and the age Florida carriers start asking questions about.
- A non-renewal letter arrived. Insurers here are pricing or dropping older roofs, and the roof is the fastest thing you can actually fix.
- Leaks in more than one spot. That is systemic wear, not one flashing detail a patch can solve.
- Granules filling the gutters. Bald shingle has lost its armor against UV, and the decline speeds up from there.
- Curling and cracking across the whole field. The asphalt has dried out and stopped sealing down the way it should.
- Storm damage across a large section. Once damage passes roughly a quarter of the roof, repair math stops making sense.
- You are selling or refinancing. A documented new roof clears a title and inspection hurdle before it becomes a negotiation.
Shingle again, or make the jump to metal.
Shingle to metal is the longer play. A properly installed metal roof outlives shingle by decades, handles wind extremely well, and sheds the afternoon heat instead of soaking it up. The catch in this community is permission. A lot of neighborhoods restrict metal, some allow limited profiles, and the only way to know your situation is to ask your district office directly. If the answer comes back yes, we install standing seam, ultra rib and 5V crimp with our own crews and we will price both options side by side so you can compare with real numbers instead of hunches.
Whichever way you go, our conversation starts on your roof rather than through a truck window. We photograph what we find, walk you through it, and put the recommendation in writing with the reasoning attached.

Living here while it happens
Scheduling, snowbird season, and the golf cart in the driveway.
Then there is cleanup, which in a golf cart community is not a small thing. A roofing nail in a cart tire is a genuinely annoying afternoon. We run magnetic sweeps across the driveway, the apron where the cart crosses, and the yard, every evening and again at the end of the job. Between Sumter Landing, Spanish Springs and Brownwood, this is a community that notices how a crew leaves a street, and we would rather be the ones people recommend.

The Tippy Top standard
What comes with the job, every time.
These are operating habits, not marketing lines. They are what built a 4.9-star reputation across Sumter County.
- Licensed and insured in Florida. Full liability and workers’ comp coverage on every job, every day.
- 10-year workmanship warranty. Our own labor guarantee on new roofs and re-roofs, on top of the manufacturer’s material coverage, registered in writing before we call it done.
- Permits and inspections. Filed in your name with the county that governs your address, inspected and closed out, so the roof is on record where it counts.
- Full tear-off, never a layover. Going over old shingle hides the decking we most need to see and shortens the new roof’s life.
- Written line-item quotes. Materials, timeline and number before work starts, and what we quote is what you pay.
- The owner on site. He is involved in every project and is not too big to be seen on your roof.
Close enough to come back.
Our shop sits at 70 County Road 532C in Bushnell, a short haul down 301. Wildwood is right next door, and Sumter County is home turf, so we are here next season and the one after, which is more than most storm crews can say.

Questions we get on this street and the next one.
Will my new roof pass deed compliance?
That is the first thing we sort out, before anyone talks materials. Architectural standards here govern roof color and profile, and they are not identical from one neighborhood to the next. We put approved-looking profiles and color families in front of you, hand you the product sheets your review needs, and tell you plainly to confirm the specifics with your district office. We install roofs, we do not give legal advice on your deed restrictions.
Can I switch from shingle to metal?
Sometimes, and it depends entirely on where you live. Many neighborhoods here restrict metal outright, which is why we lead with heavyweight architectural shingle. If your area does allow it, metal is a genuinely strong choice in a hurricane state and we install standing seam, ultra-rib and 5V crimp in house. Confirm with your district office first, then call us and we will price both paths honestly.
My whole street is getting roofs done. Why now?
Because your street went up at roughly the same time. The build waves through the 2000s and 2010s put thousands of similar roofs on at once, and those roofs are hitting first replacement age together. Neighbors comparing notes over the same age of shingle is not a coincidence, and it is also why booking early in a busy season matters here.
Can you do the work while I am up north?
Yes, and a good share of our work down here runs exactly that way. We document everything with photos before, during and after, keep you updated by phone, and coordinate with a neighbor or your property watch service for access. Plenty of homeowners book the roof check in spring and have us build it while they are away.
How much disruption should I expect on my driveway?
One day for most shingle tear-offs, two to four for metal. We stage the dump trailer and materials to keep your driveway usable where the lot allows, protect landscaping, and run magnetic sweeps across the drive, the cart path apron and the yard before we leave each evening. Nails and golf cart tires are a bad combination and we treat it that way.
