Nobody is making me replace it. How do I know it is actually time?

Out here that call is yours to make, which is exactly why we photograph the roof and hand you the pictures. If the decking is sound and the wear is in one area, we will tell you to repair it and come back in a few years. If the field is bald, the seals have let go and there are multiple entry points, we will tell you that too. My insurer sent a letter about the age of my roof. Does replacing it help?

It puts a documented date on the record, which is the piece underwriters keep asking about. We cannot speak for your carrier or promise what they will do with your file, and we will not pretend otherwise. What we can hand you is the closed permit, the product approval paperwork and photographs from the deck up, which is the package your agent will ask for. What happens after that is between you and them.

Can you replace the roof on a manufactured home out here?

Yes, and it is one of the things we do most. The low-slope sections take membrane, and the rest takes ultra-rib metal or shingles depending on the structure and what you want to spend. In a lot of cases the right answer is a roof-over on purlins rather than a tear-off, because the frame was never engineered to carry a heavy rebuild and the home stays dry through the whole job.

Do I still need a permit on a rural property?

For a qualifying replacement, yes, and we file it in your name with the county that governs your address. Being outside a city limit does not put a roof outside the code, and a permitted job that gets inspected and closed out is what proves the work happened when you sell, refinance or hand a file to an adjuster. We handle that side so you are not chasing it.

How long will my house be torn open?

Most shingle tear-offs on a single-story house are a one day job, and metal runs longer because the panels are cut and set rather than nailed in courses. We do not open more roof than we can dry in before the afternoon builds, which is the whole game in a Florida summer. If weather turns, everything exposed gets covered before the crew leaves the property.
