Both leave the same evidence, and most of it is invisible from a golf cart. That is why we get on the roof, photograph what is actually up there, and give you a written read on whether you have damage, wear, or both.
What wind actually does
What wind actually does to an aging shingle roof.
Most Villages roofs are shingle, and many of them are now well into their second decade. Age changes how wind hurts them. Here is the order we usually find it in.
- Ridge caps go first. They sit at the highest pressure line on the roof and they are the pieces most exposed to lift. A stretch of missing or rocking ridge cap is often the only thing you can see from the ground, and it is a reliable sign that the rest of the roof got worked over too.
- Tabs crease without tearing off. Wind lifts a shingle, folds it back on itself, and lays it down again. The crease breaks the adhesive strip and often fractures the mat, but the shingle stays put and looks fine. Three months later an ordinary rain gets under it and you have a ceiling stain nobody can explain.
- Seals let go across a whole slope. On a roof past fifteen years the sealant has already hardened. One good gust can unbond an entire windward face at once, which is why a roof can pass a glance and fail the next storm badly.
- Lanai and birdcage tie-ins open up. The screen enclosure acts like a sail, and its movement pries at the flashing where it meets the fascia and roof edge. Water then tracks behind the gutter into the soffit instead of running off.
- Vents, boots and pipe collars shift. Rubber that has been baking under Florida sun for years is brittle. Wind rocks the collar, the seal cracks, and you get a slow drip directly over a bathroom or a closet.
- Granules end up in the gutters. Heavy rain and hail scrub the protective layer off the shingle surface. Bare mat weathers fast, so a big granule load in the downspout after a storm means the clock on that roof just sped up.

Once the house is dry we come back for the real work: the repair or the replacement, permitted through the Sumter County Building Division, inspected and closed out. Same crew, same lead, same phone number the whole way through.

About the trucks that show up after a storm.
Every named storm brings a wave of out-of-state crews into Central Florida, and a community this size is the first place they go. The pitch is always the same at the door: a free inspection, a promise your insurance will cover all of it, a clipboard, and a lot of urgency. Some of those companies are fine. Some of them are gone by Thanksgiving, and a few have been caught doing damage on the roof they were sent up to inspect.
The test is simple and it takes one question. Where is your shop? Ours is at 70 County Road 532C in Bushnell, roughly twenty minutes from Brownwood, and it will still be there next year when a repair needs a warranty call. That is the whole difference. A ten-year workmanship warranty is worth exactly as much as the company behind it is easy to find. We also do not sign anybody to a contract at the door. Take the roof check, read the written quote, sleep on it, call two other roofers if you want. A company that needs your signature this afternoon is telling you something about itself.

A storm just came through. What should I do first?
Stay off the roof and call us. If water is actively coming in, we tarp first and sort out everything else after. From Bushnell we can usually have someone on a Villages roof quickly, and a tarp buys you dry ceilings while the weather is still unsettled. Take photos of anything in the yard before you clean it up, because shingle pieces on the lawn are part of the record.
My roof looks fine from the driveway. Do I still need it checked?
Usually yes, and this is the single most common surprise we run into in The Villages. Wind creases shingle tabs without tearing them off, and a creased tab lies flat and looks perfect from the ground while its seal is broken. That roof does not leak the week of the storm. It leaks two or three months later during an ordinary afternoon rain. A roof check after any real wind event is worth the hour.
Someone knocked on my door offering a free inspection. Should I let them up?
Be careful. Retirement communities get worked hard by out-of-town crews after every named storm, and some of them create damage on the roof they are inspecting. Ask where the company shop is. Will you help me file an insurance claim?
We document what the storm did, in photos with dates, and we hand you a file your carrier can read. What we will not do is dress up ordinary wear as storm damage. A roof that is simply old is not a claim, and telling you so is part of the job. When the damage is real we will stand behind our documentation with your adjuster, and when it is marginal we will tell you that too.
What about my lanai or birdcage where it meets the roof?
That tie-in is the first thing we look at here. The screen enclosure catches wind like a sail, and where its frame attaches to the fascia or the roof edge, movement opens up flashing and fasteners. Water then runs behind the gutter line and into the soffit instead of off the roof. It rarely shows on a ceiling, so nobody catches it until the soffit stains or a section of fascia goes soft.
