Manufactured home with a new roof system by Tippy Top Roof Repair in Central Florida

Manufactured home roofs, done by people who want the job.

Most roofers dodge mobile and manufactured homes. We built a specialty around them, including the low-slope sections that shingle-only crews leave off the quote.

Your home deserves better than the bottom of a shingle crew’s priority list.

Manufactured and mobile homes are everywhere in Central Florida, and most roofing companies quietly avoid them. The roofs are lower-slope, the structures are different, and the standard shingle playbook does not apply. So homeowners get told no, or worse, get a shingle quote that ignores the flat sections entirely.

We went the other direction and made it a specialty. Low-slope and transition sections get real membrane systems: single-ply TPO and self-adhering GAF EverGuard SA, materials engineered for exactly this kind of roof. Steeper sections can take shingles or, our favorite for these homes, ultra-rib metal panels that are light, strong and long-lived.

Spring Hill, The Villages area, and the parks and communities around Sumter County are full of roofs we have done. If someone has already told you your roof is not worth their time, we would genuinely like to see it.

The right systems

What actually works on a manufactured home.

The wrong material on a low-slope roof fails fast. These are the ones that hold.

  • TPO membrane. Lightweight, reflective single-ply that keeps the home cooler and dry.
  • GAF EverGuard SA. Self-adhering membrane made for low-slope residential sections.
  • Ultra-rib metal. Light, wind-strong panels that suit manufactured structures perfectly.
  • Roof-overs. New systems built over sound existing structure where code allows.
  • Transition and porch sections. The flat porch and carport roofs everyone else skips.
  • Repairs and reseals. Seams, penetrations and edges tightened before they leak.

Why the flat sections are the whole ballgame.

Water does not rush off a low-slope roof the way it does off a steep one. It lingers, finds every seam, and tests every shortcut. Standard shingles are not designed for that duty, which is why a shingle-only quote on a manufactured home with flat sections is really a quote for a future leak.

Membrane systems change the equation. TPO’s welded seams and reflectivity handle standing water and Florida sun, and EverGuard SA gives smaller sections a clean self-adhered install. Paired with proper edge metal and flashing at the transitions, the flat sections stop being the weak point.

Weight matters too. Manufactured structures appreciate light roofs, which is part of why single-ply membrane and ultra-rib metal are our go-to recommendations, and why we talk through the structure before quoting anything.

Manufactured Home Roofing questions, answered straight.

Do you really work on mobile and manufactured homes?

Yes, it is a genuine specialty, on the schedule every month. Singlewides, doublewides, park models, and site-built additions attached to them. If a roofer has already turned you down, that is a normal Tuesday for us.

What is the best roof for a manufactured home in Florida?

For low-slope sections, TPO or GAF EverGuard SA membrane. For the main roof, ultra-rib metal is hard to beat: light, wind-strong, and long-lived. Shingles work on steeper manufactured roofs. Most homes end up with a combination, matched at clean transitions.

Can you roof over my existing manufactured home roof?

Sometimes, when the structure underneath is sound and code allows it. A roof-over saves tear-off cost and adds insulation value. We inspect first and tell you honestly whether your roof is a roof-over candidate or needs the old system off.

Will a new roof help with cooling costs?

Usually, and noticeably on manufactured homes. White TPO and reflective metal bounce solar heat instead of soaking it into the structure, and low-slope sections are where the old dark surfaces hurt the most. Many owners report a real difference the first summer.

Does insurance cover manufactured home roof work?

For storm damage, often yes, and we document everything the way carriers expect. For age-related replacement, a new documented roof can also help with coverage availability, which has become a real issue for older manufactured homes in Florida.
