Here is a fact the tear-off salesmen skip: an aging flat roof that is still fundamentally sound does not need replacing. It needs restoring. Silicone or elastomeric: picking the chemistry.
Silicone is the Florida workhorse: it shrugs off ponding water that destroys lesser coatings, holds its reflectivity under punishing UV, and bonds well to most aged membranes. For flat roofs with any drainage imperfection, which is most of them, silicone is usually our recommendation.
Elastomeric acrylic systems cost less and perform well on roofs with positive drainage, stretching and recovering through thermal cycles. On metal roofs, specialized coating systems seal fastener heads and seams while knocking down heat, a favorite trick for extending older commercial metal.

How much does a roof coating cost versus replacement?

How many years does a coating add?
A properly specified and applied system typically adds ten or more years, and many can be recoated near the end of that window to extend again. The variables are the roof’s condition going in and whether the specified thickness actually got applied, which is why we document coverage.
Can any flat roof be coated?
