Flat roofs engineered for Florida rain.
Complete low-slope systems for commercial buildings, manufactured homes and additions, with the drainage design that decides whether a flat roof lives or dies here.
A flat roof is a system, not a surface. Drainage is half the design.
Florida drops summer rain in volumes flat roofs elsewhere never see, and a low-slope roof that cannot move that water off fast becomes a shallow pond with a building under it. Ponding degrades every membrane, finds every seam, and voids more than a few warranties.
That is why our flat roof work starts with the water path: slopes, crickets, drains, scuppers and edge metal designed so rain leaves the roof instead of living on it. Then comes the membrane choice, TPO, EPDM or modified bitumen, matched to the building’s use, traffic and budget.
We build complete low-slope systems for commercial buildings, manufactured homes, additions and porches across Sumter County, and we repair and maintain the ones other crews built, including the drainage problems they left behind.
Low-slope, done fully
Every piece of a flat roof that matters.
The membrane gets the attention, but these are what make it last.
- Drainage design. Tapered slopes, crickets and drains that actually move Florida rain.
- Membrane installation. TPO, EPDM and modified bitumen, each installed to its own spec.
- Edge metal and terminations. Where wind attacks first and cheap installs fail first.
- Penetration flashing. Units, vents, pipes and skylights sealed for the long haul.
- Ponding correction. Rebuilding slope into roofs that have been holding water.
- Repairs and maintenance. Seams, punctures and inspections on any low-slope system.

Which membrane for which building?
TPO has become the default for a reason: white, reflective, welded seams and strong performance per dollar, ideal for most commercial roofs and the flat sections of manufactured homes. EPDM’s synthetic rubber flexes through decades of heat cycling and shines on roofs where movement and simplicity matter.
Modified bitumen brings multi-layer asphalt toughness, the right answer where rooftop foot traffic or equipment would chew up a single-ply. And on a tired but sound roof of almost any of these types, a restoration coating can reset the clock without a tear-off.
There is no one best membrane, only the best one for your building. We lay out the honest trade-offs, show you the numbers, and put the recommendation in writing, so the decision is made on facts instead of whichever product a salesman happened to carry.

Flat Roof Systems questions, answered straight.
Are flat roofs a bad idea in Florida?
No, badly built flat roofs are. A low-slope system with real drainage design and a properly installed membrane handles Florida weather for decades. The horror stories almost always trace back to ponding water on a roof that was never sloped to drain.
How long does a flat roof last here?
With honest installation and basic maintenance, TPO and EPDM typically run 20 to 30 years and modified bitumen close to it. Standing water, unsealed penetrations and skipped maintenance are what cut those numbers in half.
My flat roof holds puddles after rain. Is that a problem?
Water that remains 48 hours after rain is ponding, and yes, it is the leading early killer of flat roofs. Sometimes the fix is as simple as clearing drains. Often it means rebuilding slope with tapered insulation. We diagnose which, then quote it in writing.
Do you do flat roofs on homes, or just businesses?
Both. Plenty of Central Florida homes have low-slope sections: porches, additions, lanai roofs, and manufactured homes are practically defined by them. Residential low-slope is a specialty of ours precisely because so many shingle crews avoid it.
Can you fix just a section of my flat roof?
Usually yes. Membrane systems repair well when the surrounding field is sound: patches, seam rewelds and flashing rebuilds are routine work. If moisture has spread through the insulation below, we will show you the evidence and talk honestly about the larger fix.
