Commercial Roof Coating Installation by Tippy Top Roof Repair

Commercial roof coating installation, written number first.

A coating is the one roofing job that saves a roof instead of replacing it, so the honest work happens before the first bucket opens: proving the roof qualifies, then preparing it so the system actually bonds.

Commercial Roof Coating · Installation

Because a coating is only honest on a roof that qualifies, which is why every one of ours starts with a moisture scan and an inspection instead of a price.

A sound but aging commercial roof does not need a tear-off, it needs restoring: a silicone or elastomeric system over prepared membrane renews the waterproofing, cuts the cooling load and buys a decade without closing the business below it.

What that means in practice is that the installation conversation starts with your roof, not our price list. We look at what is actually up there, tell you what it needs and what it does not, and put the recommendation in writing so you can weigh it without a salesman in the room.

Our shop is at 70 County Road 532C in Bushnell and we run this work across Sumter, Lake, Citrus, Hernando and Marion counties. The person who answers the phone runs the crew, the quote arrives written and line-item, and the 10-year workmanship warranty behind it is registered before we call anything done.

Commercial Roof Coating Installation work by Tippy Top Roof Repair across Central Florida

Commercial Roof Coating Installation

What the work actually includes.

No mystery scopes. This is what a commercial roof coating installation from Tippy Top covers, in writing, every time.

  • Qualify the roof first. Core samples and a moisture scan before any number gets quoted. A coating is only honest on a roof that qualifies, which is why every one of ours starts with a moisture scan and an inspection instead of a price. Coating over trapped moisture seals the problem in, and we will tell you plainly when a roof is not a candidate.
  • Repairs before coating. Open seams, failed flashings and wet insulation get fixed or replaced first, because a coating is a waterproofing layer, not a patch.
  • Surface preparation. The field gets washed, dried and primed to the manufacturer’s spec, since adhesion is the difference between a ten-year system and a peeling mess.
  • Seams and penetrations reinforced. Every joint, curb, drain and pipe gets detailed with reinforcing fabric before the field coat goes on. Coatings fail at details, never in the middle.
  • Measured mil thickness. Applied at the specified wet and dry film thickness and verified as we go, because a thin coat is a warranty that will not pay.
  • Manufacturer warranty registered. A renewable system warranty on the coating plus our own workmanship warranty, both in writing before we call it done.

What installation means on a Central Florida commercial roof coating.

Central Florida is the hardest place in the country to be a roof, and commercial roof coatings here live with UV that cooks binders and membranes, daily thermal swings that work every fastener, and a June-through-November storm season that tests each edge and detail. Installation decisions made with that reality in mind are why two identical roofs can be a decade apart in condition.

The system knowledge matters as much as the weather knowledge: a coating is only honest on a roof that qualifies, which is why every one of ours starts with a moisture scan and an inspection instead of a price. That is the difference between a crew that has done this exact work across five counties and a crew reading the wrapper on the way up the ladder.

And the paperwork is part of the craft. Permits filed in your name with the county, manufacturer requirements met so warranties stay real, and photos plus written scopes at every step, because a roof that is on record protects you at claim time and at sale time.

The Tippy Top standard

How every commercial roof coating installation project runs, no exceptions.

These are not marketing promises. They are the operating habits that built a 4.9-star reputation across Sumter County, and they travel with the crew to every job we take.

  • Licensed and insured in Florida. A fully licensed roofing contractor carrying complete liability and workers’ comp coverage on every job, every day.
  • 10-year workmanship warranty. Our own labor guarantee on every new roof and re-roof install, sitting on top of the manufacturer’s material coverage, registered in writing before we call anything done.
  • Permits and inspections. Every qualifying job is permitted in your name and signed off by a county inspector, so your roof is on record where it counts.
  • Written line-item quotes. You see the number, the materials and the timeline before work starts, and what we quote is what you pay.
  • Owner involvement. The owner is involved in every project, and one lead runs your job from the first call to the final walkthrough.
  • A clean site, every evening. Landscaping protected, debris hauled, and magnetic nail sweeps across the yard and driveway before we leave.

Commercial Roof Coating Installation questions, answered straight.

Will a coating work on my roof, or do I need a new one?

That is the first question we answer, and we answer it with a moisture scan rather than a guess. A roof that is fundamentally sound with isolated wet areas is usually a good candidate once those areas are replaced. A roof that is saturated across the field is not, and we will say so instead of selling you a coating that traps the water underneath.

How much less than a replacement?

Substantially less, because there is no tear-off, no dumpsters and no disposal. We put both numbers in front of you, the coating and the replacement, so you can see the gap and the years each one buys.

Does my business have to close?

No. That is one of the real advantages: the work happens on top of an intact roof with no tear-off, so there is nothing open to the sky and no debris coming through the ceiling. We sequence around your hours.

How long does a coating system last?

A properly applied silicone or elastomeric system typically runs ten to twenty years depending on the product and thickness, and most are renewable: a recoat at the right moment extends it again without ever going back to bare deck.

Silicone or elastomeric, which one?

It depends on your roof. Silicone handles ponding water and holds up to Florida UV extremely well. Acrylic elastomeric costs less and breathes better on certain substrates. We match the product to what your roof actually does, and explain the trade-off before you decide.
