What exactly is modified bitumen?
Asphalt reinforced with fiberglass or polyester mats and modified with rubber or plastic polymers, applied in overlapping layers to form a thick, continuous membrane. Think of it as the industrial-strength descendant of traditional built-up roofing, without the gravel.
How long does modified bitumen last in Florida?
Twenty years is a fair baseline and well-maintained systems run beyond it. The granulated surface takes UV punishment that would age bare membranes, and the multi-layer build means single-point damage rarely reaches the deck.
Is modified bitumen better than TPO or EPDM?
Better for roofs that get walked on and worked on, since its layered build resists punctures single-ply cannot match. Single-ply usually wins on cost, weight and reflectivity for lightly-trafficked roofs. The building’s actual use decides, and we will tell you straight.
Can you repair my existing modified bitumen roof?
Yes. Splits, blisters, failed laps and worn field areas all have established repair methods that restore full integrity, and a restoration coating can renew a sound but aging system. We repair bitumen roofs regardless of who installed them.
Does modified bitumen work on houses?

How is modified bitumen installed?
